Re-let Service Standards
This statement details the minimum acceptable standard by which an empty property can be re-let to a new tenant.
Cleanliness
- Clear of furniture and belongings
- Remove or dispose of any polystyrene ceiling or wall tiles
- Clear of any vermin, infestation or mould growth
- All surfaces washed with disinfectant
- Graffiti removed from the property
Electrics
- Electrics will be inspected and tested by a qualified electrician and a certificate of inspection issued
- The number of electrical power points to meet the minimum standard
Gas Central Heating
- Every property, with gas, will be inspected and tested, with a Landlord Gas Safety Record Certificate (LGSR) issued to the landlord and the incoming tenant
- Properties which are likely to be empty for more than two weeks, will have the gas supply capped off and then re-instated on handover of the keys to the new tenant
Smoke Alarms
If there is a smoke alarm, it will be tested and left in an operational condition
Domestic Hot & Cold Water Installation
- All plumbing will be checked to ensure it is sound, serviceable and without defect. An approved contractor to test the heating and issue a CP12 certificate
- Hot water cylinders will be drained down and refilled on commencement of the new tenancy.Where possible, operating instructions will be provided.
Extractor Fans
All extractor fans will be serviced and left in good working order
Kitchens
- The kitchen will meet absolutely all minimum standards as according to “Johnnie” Johnson Housing policies
- All units will be checked, ensuring handles, drawers and doors are operating correctly and that work surfaces are sound and hygienic
Bathrooms & WC’s
- All baths, basins and WC’s will be cleaned, free from cracks and stains with fully operational plugs and chains
- All taps will be fully functional and drip free
- There will be a provision of two rows of tiles to baths, and one row to basins
Flooring & Staircase
All floorboards, staircases, banisters and handrails will be checked to ensure that they are secure and free from defect or protruding nails.
Doors & Windows
- Doors to be serviceable and secure
- Windows to be sound, serviceable and secure
- All first floor windows will be checked and fitted for standard opening restrictors to prevent falling
Decoration
- Out-going tenants are expected to leave the property in a reasonable decorative order. All surfaces should be free from major defect and left in a condition suitable to receive decoration by the in-coming tenant
- In certain circumstances, properties can be considered for redecoration vouchers with an allowance of £30 per room
Gardens & Externals
- Gardens should not be overgrown or untidy. All rubbish should be removed from site
- Mature trees will have their condition checked
- All fencing and gates to be complete and in a reasonable condition
- All paving, patios and hard-standing to be in a safe condition
